Formed in 2001, Winvic Construction Ltd is a leading main contractor, regarded as an authority in specialist sustainable builds, privately rented sector projects, student accommodation and retail and leisure schemes.

Fletchers Waste Management has been working with Winvic since 2021. Our trusted relationship made us a reliable supplier for their multi-level, 335 high-quality build-to-rent apartments in Sheffield City Centre.

Shortly after meeting the Winvic site team and prior to works commencing on site, it became clear that Fletchers could provide Winvic with a more comprehensive range of services than simply providing standard skips and construction bins. Winvic's site team had experience in using internal waste management services from other companies on other projects and asked Fletchers to price to manage the removal of all waste from within the development during the build phase, using our own labour and a dedicated on-site Manager.

We worked with Winvic's site plans and project data to estimate the amount of waste likely to be produced as part of the internal fit-out process; once we'd determined the amount of waste and had obtained a clear understanding of the full build programme, we were able to provide Winvic with a bespoke waste management package, together with cost certainty through proposing we worked on a "fixed price lump sum" basis.

Services provided

During the early stages of the project delivery process, we demonstrated our ability to get things done and work proactively. As a result, Winvic asked us to add a number of additional services to the package being delivered, most notably internal builders/sparkle/spruce cleans, external window cleaning and internal dust suppression.

The services we provided include:

  • Removal of bins from workspaces and coordination of site waste logistics
  • Issuing of clean-up notices to sub-contractors
  • Skip hire
  • Supply of manned road sweeper
  • Provision of builders, sparkle and spruce cleans
  • Application of spray protection for windows and traditional window cleaning
  • Dust suppression and potable water provision
  • Ad hoc provision of weekend labouring resources
  • Ad hoc drying out duties

Fulfilling health and safety requirements

As part of the waste package, a Fletchers Site Manager and five waste operatives have been on site alongside Winvic. The operatives were responsible for ensuring cleanliness, and our focus was helping Winvic fulfil health and safety requirements with waste removal on-site.

As with any construction project, dust suppression was also a key focus. Fletchers provided Hilti Industrial Vacuums for the waste operatives, which replaces sweeping on-site and prevents dust from entering the air.

It was the job of our site supervisor, George, to regularly inspect each apartment and corridor for health and safety hazards and general site cleanliness. If contractors left mess behind, it was our job to identify which team was responsible and log clean-up notices using Winvic's SnagR system.

Each notice gave the contractor specific time slots to clean up the waste, depending on the hazard severity level. If the slot was missed, our Waste Operatives were on hand to help with clean-ups, and a penalty charge was given to the sub-contractor. Managing this on behalf of Winvic relieved their Site Managers from the responsibility and upheld their "outstanding" high-level health and safety record.

On average, up to 15 daily clean-up notices were handed out at the start of the project, which increased to over 30 per day towards the end of the build.

1100 litre bins were placed on all levels of the apartments so that contractors and Fletchers Waste Operatives had clear access and could fill the bins quickly and safely. Once the apartments started to be decorated, we replaced the 1100ltr bins with smaller 240ltrs, which helped reduce any risk of damage to the corridor walls and doorways when transporting waste to our refuse vehicle.

The on-site Fletchers team worked with Winvic staff and their sub-contractors to ensure the bins were filled and brought down to ground level using the hoist that Fletchers had arranged. This was completed on time for the daily waste collection at 3pm every weekday.
